Our Verdict

"Bougie"

At a median of A$43/m², you are paying for the postcode clout rather than actual internal space. West End has officially hit BOUGIE status, largely because new developments have squeezed out the last of the affordable sharehouses. If you are not walking to work in South Bank or the CBD, that A$54/m² upper limit is basically a gentrification tax.

The Vibe:It is a dense grid of aging workers' cottages and shiny mid-rises where the smell of roasting beans is baked into the Boundary Street asphalt. You will spend half your life dodging the Blue CityGlider or circling for a park that does not exist near Davies Park. The crowd is a messy collision of old-school Greek heritage and tech-sector tenants who think they are still edgy while paying top-tier prices.

Locals Ask

Can I actually find street parking near Boundary Street?

Forget it. If your apartment does not come with a dedicated basement spot, you will be hiking three blocks home every single day.

Is the rent premium at West Village actually worth it?

Only if you value having high-end groceries downstairs more than you value having a savings account.

Does the Blue CityGlider get too crowded?

By 8:15 AM, it is a mobile sardine can, but it is still the only reliable way to get into the city without losing your mind.

Are the flooding concerns near Orleigh Park overblown?

Ask anyone who was here in 2022; check the flood maps or get used to the permanent scent of damp basement.

Where is the best place for a cheap feed now?

The authentic cheap spots are disappearing, but the Vulture Street hole-in-the-walls still beat the overpriced bistros for value.
