EnsancheRent Prices 2026
Our Verdict
"Bougie"
At a median of €13.9/m², the area is officially BOUGIE and prices reflect the proximity to the regional assembly and the main shopping drag. It is not a gentrification trap yet, mostly because the old money never left, but you are paying for the privilege of being a five-minute walk from El Corte Inglés. If you are paying the upper limit of €17.5/m² without a private garage included, you are being taken for a ride.
The Vibe:This is where the local professional class migrated when they got tired of the cramped Casco Antiguo and wanted elevators and wide sidewalks. You will spend a significant portion of your life circling the blocks around Plaza de España looking for a parking spot that doesn't exist. It is dominated by massive 1970s apartment blocks and the constant hum of traffic along Paseo Alfonso XIII.

Locals Ask
Can I survive here without renting a garage?
Only if you enjoy the meditative art of driving in circles for forty minutes every evening after work.
Is the noise level high near Paseo Alfonso XIII?
Yes, it is the city's main artery; expect sirens, buses, and the general roar of 20,000 commuters.
Are the apartments modernized?
It's a coin flip between high-end 2020s renovations and 'luxury' 1975 units that still have original orange tiles.
Is it mostly students because of the UPCT?
There is a student presence, but the high rents usually filter out everyone except the ones with wealthy parents.
What is the best spot for a quick grocery run?
Hit the Mercadona on Calle San Juan for your basics or the El Corte Inglés basement if you want the fancy stuff.
